Welcome to the Toys "R" Us Property Company I, LLC website
maintained on behalf of the Official Committee of Unsecured Creditors
On March 20, 2018, each of the 6 Debtors (the “Propco I Debtors”) filed voluntary petitions for relief under Chapter 11 of the United States Bankruptcy Code (the "Bankruptcy Code"). The cases are jointly administered under Case No. 18-31429 before the Honorable Keith L. Phillips in the United States Bankruptcy Court for the Eastern District of Virginia (the "Bankruptcy Court"). The Propco I Debtors cases are administered separately from the chapter 11 cases of Toys “R” Us, Inc. et al. (Case No. 17-34665) (the “TRU Cases”).
The Propco I Debtors own approximately 150 properties that are leased to Toys “R” Us – Delaware Inc. (“Toys Delaware”)—one of the debtors in the TRU Cases—and lease approximately 161 properties from third parties that are subleased to Toys Delaware, all pursuant to a Master Lease dated as of December 9, 2005, as subsequently amended (the “Master Lease”). On May 23, 2018, the Bankruptcy Court entered an order in the TRU Cases whereby the deadline for Toys Delaware to assume or reject the Master Lease was extended through and including June 30, 2018. The debtors in the TRU Cases are currently winding down their U.S. operations.
